How to Hire a Reliable Contractor in Calgary (Questions Every Homeowner Should Ask)

Hiring the wrong contractor is one of the most expensive mistakes a homeowner can make. Here's how to protect yourself — and the seven questions you should ask before signing anything.

Every year in Calgary, homeowners lose thousands — sometimes tens of thousands — to contractors who take deposits and disappear, do shoddy work that fails inspection, or balloon the final bill with undisclosed extras. It's not inevitable. With the right vetting process, you can find a contractor who delivers what they promise, on time and on budget. Here's how.

Why This Matters More Than You Think

A renovation is likely one of the largest purchases you'll make outside of the home itself. Unlike buying a car or appliance, there's no manufacturer warranty, no standard product spec, and no easy recourse if things go wrong. The quality of your result depends almost entirely on who you hire — which means the hiring decision is the most important part of any renovation project.

Seven Questions to Ask Before Signing Anything

1. Are you licensed and insured in Alberta? General contractors in Alberta don't require a provincial licence, but trade contractors (electricians, plumbers, gas fitters) do. Any contractor doing structural or finishing work should carry general liability insurance (minimum $2 million) and WCB (Workers' Compensation Board) coverage. Ask for certificates, not just verbal confirmation.

2. Will you pull the permits? Permits exist to protect you, not to generate revenue for the city. They ensure your project is inspected by a qualified third party and meets current code. If a contractor suggests skipping permits "to save money," they're either cutting corners or trying to avoid the scrutiny of inspection. Walk away.

3. Who is doing the actual work? Many contractors bid on work they intend to subcontract entirely. That's not automatically a problem — good subcontractors do excellent work — but you should know who will be in your home and whether the contractor stands behind their subs' work the same way they stand behind their own.

4. Can I see three recent similar projects and speak to those homeowners? Photos are easy to borrow. References are not. A contractor with nothing to hide will give you references immediately. Call them, ask specifically about timeline, communication, surprises, and whether they'd hire the contractor again.

5. What does your quote include — and what doesn't it include? Get everything in writing. Ask specifically about permits, dumpster/disposal fees, touch-up painting, fixture and hardware installation, and final cleanup. Misaligned scope is the #1 source of change-order disputes.

6. What is your payment schedule? A reasonable payment schedule ties payment to project milestones — not to a calendar. Avoid contractors who ask for more than 10-15% upfront or who want the majority paid before work is substantially complete. A standard structure: deposit at signing, payments at framing, rough-ins, drywall, and completion.

7. How do you handle problems that come up mid-project? Surprises happen in renovation — hidden rot, outdated wiring, unexpected plumbing configurations. A good contractor will document the issue, explain the impact on cost and timeline, and get your written approval before proceeding. Ask how they've handled past surprises and what you should expect.

Red Flags That Should End the Conversation

  • Pressure to sign immediately or the price "goes up tomorrow"
  • No written contract — only verbal agreements
  • Cash-only payment requirement
  • Suggests skipping permits to save time or money
  • Can't provide references from comparable recent projects
  • A quote significantly lower than every other estimate (not a deal — a warning)
